How much does lawn care cost in Manistee County in 2026?

Here's what lawn care actually costs in Manistee County in 2026.

Weekly mowing — by lot size

The single biggest variable in mowing pricing is lot size. We use a five-tier system that matches how the work actually scales:

  • Tier 1 (under 0.15 acre): $45 per visit
  • Tier 2 (0.15–0.33 acre): $55 per visit
  • Tier 3 (0.33–0.75 acre): $75 per visit
  • Tier 4 (0.75–1.5 acres): $95 per visit
  • Tier 5 (over 1.5 acres): quoted individually

For context: a typical Manistee city lot is Tier 1 or Tier 2. A Bear Lake or Onekama cottage on the lake is usually Tier 2 or Tier 3. A Filer Township subdivision lot tends to be Tier 2 or Tier 3 depending on the parcel. A rural Arcadia property might be Tier 3 or Tier 4.

The price covers mowing, edging sidewalks and driveways, and blowing off the hard surfaces. Photo confirmation comes with every visit at no extra charge.

Surcharges (small and disclosed up front)

Some properties have features that take longer or wear equipment harder. We add small flat surcharges rather than burying them in a higher base rate:

  • Lake or water frontage: +$10/visit. The slope, the clipping containment, the leaf load — they all add real time.
  • Significant slope (more than ~15%): +$10/visit
  • Multiple gates (more than 2): +$5/visit
  • Dog cleanup needed: +$10/visit

If your property doesn't have any of these, you don't pay them.

Cottage Care (vacation rentals and second homes)

Cottage Care is the service for VRBO owners and second-home owners who can't be at the property to check on it. Monthly flat-rate billing:

  • Standard cottage (under 0.4 acre): $325/month
  • Larger lake home (0.4–0.75 acre): $425/month
  • Estate cottage (0.75+ acres): $525/month

That's a flat number covering weekly mow, edging, blow-off, Friday-by-noon completion, photo confirmation, and a quick visual property check. Property managers running 6+ properties get volume discounts (5% at 6, 10% at 16, 15% at 31).

Spring cleanup

Spring cleanup is the work that prepares the property for mowing season — sticks, dead foliage, light dethatch, bed edging. Flat per-property pricing:

  • Tier 1: $175
  • Tier 2: $275
  • Tier 3: $400
  • Tier 4: $550
  • Tier 5: quoted individually

Done before the first scheduled mow. Hauled and dumped — no piles at the curb.

Fall cleanup

Fall cleanup is bigger than spring because leaf load matters. Same tier structure with higher numbers:

  • Tier 1: $225
  • Tier 2: $375
  • Tier 3: $550
  • Tier 4: $750
  • Tier 5: quoted individually

Heavy-leaf properties (mature oaks, maples, beech canopy) get a +30% surcharge starting at Tier 3 — disclosed in the quote, never on the invoice as a surprise.

What we don't charge for

A few things show up on other people's invoices that don't show up on ours:

  • Trip fees. We don't charge a separate fee for driving to the property. The published tier price includes the driving time on a normal route.
  • Fuel surcharges. Built into the pricing.
  • "Premium" tier for nicer neighborhoods. A Tier 2 lot in downtown Manistee costs the same as a Tier 2 lot on the lake — minus any disclosed lake-frontage surcharge.
  • Photo confirmation as an add-on. Included with every visit.

What you'd typically pay across a season

A few realistic examples, assuming a 20-week mowing season:

  • Manistee city lot, weekly mowing, no surcharges: $45 × 20 = $900/season
  • Bear Lake cottage on the lake, weekly mowing, lake-frontage surcharge: ($55 + $10) × 20 = $1,300/season
  • Onekama Cottage Care, standard cottage, May–October: $325 × 6 = $1,950/season
  • Filer Township Tier 3 lot, weekly mowing + fall cleanup: $75 × 20 + $550 = $2,050/season
