Terms of Service

Plain-English terms

Effective June 8, 2026

These terms govern your use of upnorthlawns.com and any service you book from Up North Lawn Co. LLC ("we," "us"). By using the site or signing up for service, you agree to them.

Service agreement

When you sign up for a recurring service like weekly mowing or Cottage Care, the quote you accept (with its price, frequency, and scope of work) plus these terms together form your Service Agreement. Either party may terminate the Service Agreement with 30 days' written notice.

Pricing

Pricing is the published per-tier rate plus any disclosed surcharges (lake frontage, slope, dog cleanup, etc.). The price you saw before your first visit is the price on your invoice. We may increase pricing for recurring services by up to 5% per year with 30 days' written notice.

One-time services (cleanups, debris removal, hourly work) are quoted before the visit. Hourly work is billed in the time actually spent on the property plus disclosed dump fees passed through at cost.

Scheduling & weather

We commit to a day-of-the-week for your property. We will reschedule due to heavy rain, severe weather, or extreme conditions and notify you by 7 AM of the affected day. Missed visits caused by weather are not billed; they're moved to the next available day.

You agree to provide reasonable access to your property and to inform us in advance of: hazards, dogs, automatic sprinkler schedules, gate codes, and any items that need to be relocated before mowing.

Payment

Most services are charged to a payment method on file immediately after each visit or on the first of each month for monthly services. Commercial customers may be eligible for net-30 invoicing. A late fee of 1.5% per month may apply on balances past due more than 30 days.

If payment is more than 30 days past due, we may pause service until the balance is resolved. If the balance is unresolved at 60 days, we may terminate service.

Property damage

We carry $1M general liability insurance and exercise reasonable care on every property. We are not liable for damage to:

  • Items not communicated to us (e.g., buried sprinkler heads, unmarked invisible-fence wires, hidden lawn ornaments)
  • Pre-existing lawn or property conditions (drainage, drought, disease)
  • Acts of God, severe weather, or third-party actions
  • Property damage occurring while we are not physically on the property

We will document any damage we cause and work with you and our insurance to resolve it fairly.

Cancellation & refunds

Recurring service may be canceled by either party with 30 days' written notice. We do not refund completed visits. Annual prepays are refundable on a prorated basis for any unused weeks remaining at the time of cancellation.

Photos & marketing

We take photos of completed work to send you confirmation and for our own internal records. We may use photos of your property in our marketing (website, social media) only if you opt in. People's faces, vehicles, and personal items are never included.

Disputes

If something goes wrong, contact us first. Most issues are resolved with a follow-up visit, a partial credit, or a conversation. If we can't resolve a dispute directly, it will be governed by Michigan law and resolved in the county where the service was performed.

Changes to these terms

We may update these terms as the business evolves. Material changes will be emailed to active customers. The "Effective" date at the top will be updated each time.
